A little about me...
Joi Perkins is a Broker-Associate with The Historic Collective at Compass, specializing in Jacksonville’s historic neighborhoods, particularly Avondale, Riverside, Ortega, San Marco, Springfield, and Murray Hill.
With over 20 years of experience in the real estate field, Joi and her team have sold over 600 homes, won countless top producer awards, and helped several investors profit millions and reap incredible returns. Due to their track record of success, she was able to sell her first boutique brokerage to a larger franchise before her 40th birthday. She loves this exciting career, and she never loses her enthusiasm for helping her clients win and achieve their goals, from buying their first bungalow to downsizing from their waterfront estate. She prides herself on successfully and easily guiding clients through the contractual, investment, and emotional decisions involved in the real estate process. Joi is also an active member of the community, including previously serving as a Riverside Avondale Preservation board member and member of the RAP Home Tour Committee.
Early Fascination with Historic Homes
Joi moved from Lexington, KY to Jacksonville, FL when she was nine years old. She spent a day with her parents in the car, touring dozens of properties with zero character or charm. Already unenthused about having to leave the place she called home, each house they visited cemented that this had to be the worst decision ever.
But her mood drastically changed as they pulled up to a home in San Marco. Her eyes widened from her view in the car, as she took in the 1920s Mediterranean with a turret style entrance. Throwing off her seatbelt and leaping out of the car, Joi rushed to the entrance. Inside, she was greeted by tall ceilings with wood moulding everywhere. She was delighted by the large intricately carved fireplace, unlike any she’d ever seen. Everywhere she turned, another unique feature fascinated her. She begged her parents to purchase the home, but much to her chagrin, her parents wanted to find something closer to her father’s office. Though she eventually forgave them, Joi never forgot that home.
The Lure of Historic Properties
Joi was drawn back to San Marco as an adult, and was lucky enough to find a brick bungalow with a lovely arched front porch and a huge window seat to curl up in, that fit right into her heart and budget at the time. She found a sense of community that she hadn’t seen in other areas of the city, and she loved being able to walk to restaurants and local shops.
Since then, Joi has had the honor to live in and renovate several historic homes in San Jose, San Marco, Riverside, and now Avondale. She is delighted to help others find their special places and neighborhoods that will become part of their cherished life story. She also understands how difficult it is to say goodbye to these homes when the time comes to move.
Those fortunate enough to live in historic dwellings know what it means to reside in a place that has soul and character. They accept the quirks of their age and appreciate the craftsmanship of a bygone era. They never truly own them but are their stewards for a time, loving them and looking after them, writing their memories and chapters within their lovely walls as those who came before did and those who will come after. Joi approaches every transaction she is involved in with this reverence.
