Success Stories

"We knew we wanted to list our Florida bungalow with Heather instantly. This beloved home was our first home together as a young married couple, and the place we brought all 3 of our babies home to (said babies are now 16, 12, and 11). Heather knew how special this house was to us as a family. Respecting the emotions behind listing and ultimately selling what was your first-time house, she worked t
"We had a wonderful experience working with Joi. All her recommendations and attention to details led to a speedy and stress free sell of our River Property. She is the ultimate professional!!"
"We hit the jackpot when we met Joi at The Historic Collective at Compass! Her professionalism, knowledge of historic homes, and easy-going demeanor is unmatched! Joi listens to her clients and makes things happen. She elevated our renovated, historic home to the next level with gorgeous staging and attention to detail. We're so grateful to be clients of such a dedicated, intuitive, and hard-workin
"My past experiences with realtors have been subpar. This was not the case with Joi. She is extremely knowledgeable about historic homes and is a go getter. I had other realtors wanting to price my house 75k below what Joi thought we could get for it. She priced it higher and got that price! I would highly recommend using Joi as your realtor."
"I have used Joi twice now for my real estate needs. In both experiences, she has gone above and beyond for my best interests. She takes pride in her profession, is easy to talk to, and knows her market really well. She’s not just trying to sell a house and move on to the next. It’s not easy finding a real estate agent that you can depend on these days but with Joi you can!"
"Working with Joi and the team has been the highlight of our move to Jacksonville. Initially, we met without the intention to buy, but once we decided to move forward, Joi dedicated The Historic Collective to our success. Everything—from our Compass online dashboard to our closing with the title company—was professional and stress-free. We appreciate the detailed and thoughtful guidance throughout
"Joi and Heather were incredible. They are a dynamic duo that keep you in the loop and are always present to answer any questions. Loved the automated email updates every Friday that gave an overview of the traffic on your listing. Our house was on the market for 6 months before we ended up switching to Joi and Heather and they got it sold!!"
"Joi, Mason, and Heather were absolutely amazing to work with! From scheduling showings to the entire contract process everything was flawless, I was out of state and they made this one of the best home buying experiences I have gone through. Would highly recommend if you are looking to buy in the Jax area!"
"The Historic Collective was a home run for us and we are so happy with the results and our new property. Joi is extremely knowledgable and was a able to help us negotiate some of the complexities of purchasing a historic property. Highly recommend!"
"Joi was invaluable in both helping us buy our house in historic Riverside (former home of JT Butler!) as well as sell our home due to relocation for work. Joi was literally a joy to work with on both occasions. She understood what we were looking for when buying and then helped make the sale go through smoothly. I’m glad to be back in NYC, but I still love to visit my beautiful old neighborhood! I
"Working with Joi proves there are professionals out there that really know their stuff! From the very first phone call, Joi had me convinced she was the one to work with and she didn't disappoint. As a RE investor I hope to do many more transactions together."
"I had the pleasure of working with Joi as our real estate agent when my husband and I were searching for a historic home. I can’t recommend her highly enough as her expertise in historic properties is unmatched. She demonstrated a deep understanding of the unique features, challenges, and benefits that come with these one-of-a-kind homes. From the very start Joi took the time to understand our
"Joi has helped us sell three of our homes over the last decade, and she is always fantastic to work with. She does what needs to be done, stages the home, advises on repairs before listing to maximize our returns, and guides us through all our options so we can make well-informed decisions. She functions more like an asset manager for real estate investments, advising us on how to maximize our hol
"We wholeheartedly recommend Joi to anyone in search of a dedicated, knowledgeable, and highly connected realtor. Her passion and expertise truly set her apart, and we are grateful for her exceptional support in finding our boys their first home. She explained the process to them in depth, leaving them confident in their first investment. Her tireless efforts and deep connection to a wide network o
"There's a reason I have worked with Joi on all of my properties - she is the best. I've been investing for about a decade now, and have worked with other agents before finding Joi. She understands ROI. She knows the market and loves to get the win for her clients, she has always had my best interest at the forefront of all the transactions we’ve done. I trust her implicitly and have recommended he
"Joi made selling and buying a home simultaneously as easy and stress-free as you can have when going through such a big change. Joi walked us through everything and was there when we had questions or concerns. She was patient and gave great advice, especially when it came to saving thousands on obtaining a mortgage and not over paying for the home we were buying, which was a competitive situation.
"Joi is top notch in her field. She exemplifies everything a Realtor needs to be successful with buyers and sellers. I would recommend her to anyone thinking of buying or selling a home. Thanks Joi for all you do! You're the best!"
"We could not have been pleased with our experience with Joi and Heather! Their responsiveness and knowledge base is above and beyond. It was a smooth transaction and all of our needs/desires were exceeded. Joi and Heather represented us well and we recommend them without hesitation!"
"I've bought and sold houses in the past and this was my first time working with Joi and Joi has been the best real estate agent I've ever worked with. I'm impressed with her problem solving and negotiation skills. She worked for us as if we were her family and made everything we wanted and needed with the purchase of our new home happen. Highly recommend her and will be working with her in the fut

Buying a home is one of the biggest financial decisions you’ll ever make. You deserve to work with an expert in the field.

And when you’re buying a historic home, it’s even more important to have a team on your side who truly understands historic properties. A team who knows what to look for on an inspection report. Who has connections with trusted local vendors to get you accurate quotes for repairs. Everyone at The Historic Collective owns a historic home; we live this every day. We understand the quirks, the rules (looking at you, Riverside, Avondale, and Springfield!), and the potential dealbreakers. Joi and Heather recently celebrated the closing of a particularly challenging transaction. Due to the incapabilities of the other agent, our team ended up carrying the lion’s share of the work for both sides. As frustrating as it can be to step into another person’s role, we knew that in order to help our client, we had to get it done.

This is our plea to you: interview multiple real estate agents before choosing one to represent you. Not all agents are created equal.

So true! Just learned this the hard way unfortunately…
@yoyokdubbsss So sorry to read this! Thank you for sharing.
Here are a list of questions to ask each agent you interview: - What are the benefits of living in a historic district compared to other neighborhoods? - Do you have experience with the Certificate of Appropriateness (COA) process? - How many homes have you sold in historic districts in the last two years? - Are you familiar with zoning regulations specific to the historic districts? - What types of exterior maintenance or renovations might be necessary? - And a bonus question! Do you know what Riverside Avondale Preservation (RAP) and Springfield Preservation and Revitalization (SPAR) do for their respective neighborhoods? (It’s not to approve or deny COA applications!) We’re ready to answer these questions—and more. Reach out and let’s talk historic homes.
I am a firm believer that every real estate agent should have owned at least one property, and should have to get their general contractors license before being allowed to get license for real estate!
