"Joi was invaluable in both helping us buy our house in historic Riverside (former home of JT Butler!) as well as sell our home due to relocation for work. Joi was literally a joy to work with on both occasions. She understood what we were looking for when buying and then helped make the sale go through smoothly. I’m glad to be back in NYC, but I still love to visit my beautiful old neighborhood! I
"Working with Joi proves there are professionals out there that really know their stuff! From the very first phone call, Joi had me convinced she was the one to work with and she didn't disappoint. As a RE investor I hope to do many more transactions together."
"I had the pleasure of working with Joi as our real estate agent when my husband and I were searching for a historic home. I can’t recommend her highly enough as her expertise in historic properties is unmatched. "Joi has helped us sell three of our homes over the last decade, and she is always fantastic to work with. She does what needs to be done, stages the home, advises on repairs before listing to maximize our returns, and guides us through all our options so we can make well-informed decisions. She functions more like an asset manager for real estate investments, advising us on how to maximize our hol

"Joi made selling and buying a home simultaneously as easy and stress-free as you can have when going through such a big change. Joi walked us through everything and was there when we had questions or concerns. She was patient and gave great advice, especially when it came to saving thousands on obtaining a mortgage and not over paying for the home we were buying, which was a competitive situation.
"Joi is top notch in her field. She exemplifies everything a Realtor needs to be successful with buyers and sellers. I would recommend her to anyone thinking of buying or selling a home. Thanks Joi for all you do! You're the best!"

When you’re interviewing real estate agents to purchase a home in one of the historic districts of Jacksonville, it’s helpful to ask:

✨ What are the benefits of living in a historic district compared to other neighborhoods?

✨ Do you have experience with the Certificate of Appropriateness (COA) process?

✨ How many homes have you sold in historic districts in the last two years?

✨ Are you familiar with zoning regulations specific to the historic districts?

✨ What types of exterior maintenance or renovations might be necessary?

And a bonus question! Do you know what
@preservationjax and @sparjax do for their respective neighborhoods? (It’s not to approve or deny COA applications!)

✨Save this for when you’re ready to interview agents.

Earth Salt Stone
San Marco: 3915 Hendricks Ave

On Hendricks Ave, you can spend time in a salt cave that has 10,000 lbs of salt in it!

The beautiful @earth.salt.stone open in January, and in addition to the salt cave, you’ll find a wellness shop - full of handmade items and small business creations.

Why halotherapy? When owner Deanna moved to Jacksonville in 2018 she was experiencing reactions to new allergens in the area. After one salt cave session in St. Augustine, she felt relief from those symptoms and became hooked on the results!

She was drawn to San Marco because she loves the energy, the history, and the community. When she found this space, she fell in love with the archways and that made her decision!

Some of Deanna’s favorite local businesses: @thelocaljax, @southerngroundsco, @estreetcafejax, @casitayoga, @umalumina, @literaryloungejax, @sweettheorybakingco, and @mixterjax!

Have you tried halotherapy before? In addition to relaxing in the zero gravity chairs, you can also experience restorative yoga every Thursday in the salt cave!
