Just because your next-door neighbor, your mom’s friend from church, your favorite bartender, or your old high school friend has their real estate license doesn’t mean you should work with them.
Buying a home is one of the biggest financial decisions you’ll ever make. You deserve to work with an expert in the field.

Just because your next-door neighbor, your mom’s friend from church, your favorite bartender, or your old high school friend has their real estate license doesn’t mean you should work with them.
Buying a home is one of the biggest financial decisions you’ll ever make. You deserve to work with an expert in the field.
And when you’re buying a historic home, it’s even more important to have a team on your side who truly understands historic properties. A team who knows what to look for on an inspection report. Who has connections with trusted local vendors to get you accurate quotes for repairs. Everyone at The Historic Collective owns a historic home; we live this every day. We understand the quirks, the rules (looking at you, Riverside, Avondale, and Springfield!), and the potential dealbreakers. This is our full-time job, and we work tirelessly for every buyer and seller who puts their trust in us.
Joi and Heather recently celebrated the closing of a particularly challenging transaction. Due to the incapabilities of the other agent, our team ended up carrying the lion’s share of the work for both sides. As frustrating as it can be to step into another person’s role, we knew that in order to help our client, we had to get it done.
This is our plea to you: interview multiple real estate agents before choosing one to represent you. Not all agents are created equal.
Buying a home in one of the historic districts of Jacksonville? See below for a list of questions you should ask each agent you interview.

I am a firm believer that every real estate agent should have owned at least one property, and should have to get their general contractors license before being allowed to get license for real estate!

Here are a list of questions to ask each agent you interview:
- What are the benefits of living in a historic district compared to other neighborhoods?
- Do you have experience with the Certificate of Appropriateness (COA) process?
- How many homes have you sold in historic districts in the last two years?
- Are you familiar with zoning regulations specific to the historic districts?
- What types of exterior maintenance or renovations might be necessary?
- And a bonus question! Do you know what Riverside Avondale Preservation (RAP) and Springfield Preservation and Revitalization (SPAR) do for their respective neighborhoods? (It’s not to approve or deny COA applications!)
We’re ready to answer these questions—and more. Reach out and let’s talk historic homes.
