Getting your ducks in a row to buy a house?
When you’re interviewing real estate agents to purchase a home in one of the historic districts of Jacksonville, it’s helpful to ask:
✨ What are the benefits of living in a historic district compared to other neighborhoods?
✨ Do you have experience with the Certificate of Appropriateness (COA) process?
✨ How many homes have you sold in historic districts in the last two years?
✨ Are you familiar with zoning regulations specific to the historic districts?
✨ What types of exterior maintenance or renovations might be necessary?
And a bonus question! Do you know what
@preservationjax and @sparjax do for their respective neighborhoods? (It’s not to approve or deny COA applications!)
✨Save this for when you’re ready to interview agents.
And make sure we’re on your list! ✨

Mere Mason ( @art_of_mere) has always been an artist. From carving people out of mulch when she was little to learning how to sew with her grandmother - creativity has been a way of life for her. She’s always been drawn to sculpture and her bold pieces have helped transform a plethora of private homes and local businesses with a delightful flair.
Mere lives in Springfield, where she loves the neighbors and historic homes. And her studio for the last 3.5 years is at @margaretstreetstudios in Riverside, where she enjoys being right on the river. Truly the best of both worlds, and a great mix of the historic neighborhoods Jacksonville has to
offer.
Some of Mere’s favorite local spots are @mossfiregrill, @1748bakehouse, and @jerrysartarama!

Earth Salt Stone
San Marco: 3915 Hendricks Ave
On Hendricks Ave, you can spend time in a salt cave that has 10,000 lbs of salt in it!
The beautiful @earth.salt.stone open in January, and in addition to the salt cave, you’ll find a wellness shop - full of handmade items and small business creations.
Why halotherapy? When owner Deanna moved to Jacksonville in 2018 she was experiencing reactions to new allergens in the area. After one salt cave session in St. Augustine, she felt relief from those symptoms and became hooked on the results!
She was drawn to San Marco because she loves the energy, the history, and the community. When she found this space, she fell in love with the archways and that made her decision!
Some of Deanna’s favorite local businesses: @thelocaljax, @southerngroundsco, @estreetcafejax, @casitayoga, @umalumina, @literaryloungejax, @sweettheorybakingco, and @mixterjax!
Have you tried halotherapy before? In addition to relaxing in the zero gravity chairs, you can also experience restorative yoga every Thursday in the salt cave! Be sure to check out @earth.salt.stone for additional events!

We’ve had a lot of conversations recently with people who are wanting to move to Jacksonville’s historic neighborhoods - which we love!
Whether they’re people relocating from a big city, empty nesters ready to focus on being in a walkable neighborhood, historic home aficionados, or anything in between - we are excited that so many want to call these neighborhoods home!
If you or someone you know is looking to become the next steward for a historic home, we’d love the opportunity to interview with you to be your agent! Historic homes are the best, and they come with all of their own unique quirks! You want to work with an agent who specializes in historic houses, because they’ll understand everything that goes into taking care of one.
Not only can we help with guiding you along your journey, but we also have a strong list of vendors who will help prevent and remediate issues that can come up. We also know how to navigate the COA process with the City (required for any exterior work if you live in Riverside, Avondale, or Springfield).
Ready to interview agents? Send us a message and we’ll send you a list of questions you should ask to make sure you find the right fit!
